We offer an initial phone call followed by a video consultation. After this we are happy to visit your site to confirm the details and provide a full sales proposal and quotation ready for the planning submission.

Yes, we offer fully bespoke builds and can design an annex for gardens of all shapes and sizes.

A garden annex build period is typically 4-6 weeks from start to completion.

We typically book annex builds in with a 3-6 month lead time. When you purchase the planning package from us we are able to offer you a confirmed build slot on the calendar, subject to successful planning approval.

We require a minimum of 500mm (half a metre) access at the rear and to the sides of the annex.

100%. Every single annex we build is totally bespoke. If you need ramps, wide doors, special bathrooms or anything else, please let us know – we’d love to help!

Yes, the annex builds are fully insulated and come with excellent thermal efficiency (equivalent to a new build house). We fit electric radiators or underfloor heating in all builds. Our annexes are all built to UK building regulations standards.

Planning

Yes. You can build an outbuilding under permitted development, but to enable someone to permanently live in the annex requires planning permission. The main factor to consider is that your annex should not occupy more than 50% of your available garden, and ideally be a maximum of 2.5 metres in height.

Yes, at Sussex Garden Rooms we can handle all aspects of the planning application – including all necessary plans, drawings and dealings with the local authority. Our planning package service costs £1,500 inc VAT.

Planning permission typically takes up to 3 months.

What’s included?

We provide a full end-to-end service from planning approval through to groundworks, foundations, structure/roof/guttering, electrics, plumbing, fitted kitchen and bathroom, flooring, cladding, plastering and painting.

Yes, we work with a specialist groundworks company who can connect the annex services to the main drains, house electricity and water supply. This includes the provision of a pump station if the annex location is situated lower than that of the drains/manhole. The cost of groundworks are additional and subject to survey.

We predominantly use ground screw foundations but also have a pad system to enable us to build up from an existing concrete base. All foundations costs are included.

We work with Howdens and will arrange for a designer to contact you regarding the kitchen. Bathroom wise we use a standard suite from Victoria Plum, which can be changed subject to specification and potential additional costs.

As standard we use a composite cladding called Hardie Plank, which is available in a range of colours. We can also offer redwood cladding or even cedar for an additional cost.

We fit laminate flooring throughout and vinyl within the bathroom. Should you prefer a carpet finish this can be accommodated for an additional cost.

We provide a set of double sockets and spot lights for each room, along with the required heat/fire alarms and ventilation. The SWA cable connection to the house is subject to survey and additional costs, as is any extra work required on your existing fuse board. We can also connect your in house router to the annex for internet and wi-fi.

Yes. Please let us know as soon as possible what colours you would like and we will advise on any additional costs.

We don’t provide any cupboards or storage as standard. Usually clients purchase their own units from the likes of Ikea, which we can help to install for an additional charge at the end of the build.

We can typically help with a small decking project at the end of the annex build, but for any significant landscaping and paving/path or ramp requirements we would recommend you use our landscaping partner (who also do the groundworks)

Contract details

We require a 50% deposit on confirmation in order to schedule the build and order all necessary components. The remainder is due on initial structure erection (40%) and a final 10% on completion.

Yes. We offer a 10 year structural guarantee.
